The 50% Buyer Rebate Explained: What You Can and Can't Expect

When you buy a home in Ontario, the seller typically pays both agents' commissions. At onepercentsold.ca, we give you up to 50% of our buyer's agent commission back as cash at closing.

How much is that in real dollars?

On a $900,000 home where the buyer's agent commission is 2.5% ($22,500), 50% of that is $11,250 back in your pocket. On a $600,000 home with a 2% buyer commission ($12,000), you'd receive up to $6,000 cash back.

Is this legal in Ontario?

Yes, completely. Buyer rebates are permitted under RECO regulations. The rebate is disclosed in writing through a Buyer Commission Rebate Incentive Agreement addendum and flows through your lawyer's trust account at closing.

What are the actual conditions?

The key condition: the rebate applies when the total showing days are four (4) or fewer. The rebate is also capped at $25,000 CAD (HST excluded).
